Arlington
One of America’s most transit-oriented corridors — high-rise living from Rosslyn to Ballston, one Metro stop from the National Mall.
The vibe
Arlington’s Rosslyn–Ballston corridor is urban Virginia at full stride: five Metro stations (Rosslyn, Court House, Clarendon, Virginia Square, Ballston-MU) strung along the Orange and Silver lines, each with its own character. Rosslyn is the skyline — offices and high-rises staring across the Potomac at Georgetown. Clarendon is the social heart — walkable blocks of restaurants and nightlife. Ballston is the mixed-use hub, anchored by Ballston Quarter. It’s car-optional living, built for people whose office is a train ride away.
Homes & prices
This is condo country. In Rosslyn, condos carry a median around $435,000 — one-bedrooms from about $320K, two-bedrooms around $525K–$650K for typical units (up to $900K+ for prime buildings). Ballston runs similar: condos around $458K median, one-bedrooms from about $404K. Townhomes range from roughly $890K in Ballston to $1.5M in Rosslyn; single-family homes are scarce and expensive ($1.2M+ in Ballston). At the top end, premier Rosslyn–Ballston residences reach $2M–$3.5M+. Notably, Rosslyn’s ZIP 22209 posted Northern Virginia’s highest home-price appreciation in 2026.
Who it’s for
Arlington is for buyers who want the shortest possible commute and a genuinely urban lifestyle — first-time buyers entering the market through condos, professionals who’d rather ride Metro than own a second car, and investors drawn to relentless rental demand. If you need a big yard, look west; if you want the city at your door, start here.
Getting around
This is the corridor’s superpower. Rosslyn to the Smithsonian is about 8–10 minutes by Metro — Rosslyn residents can reach the National Mall faster than many people living inside DC. Rosslyn is literally one stop from Foggy Bottom. Driving to Georgetown takes about 10 minutes off-peak via the Key Bridge. And the Silver Line gives Ballston a one-seat ride to Dulles Airport.
Schools
Arlington Public Schools carry an overall A rating and rank #17 among U.S. cities for public schools. Standouts include Yorktown High School (the district’s top-ranked high school), Arlington Tech, Swanson Middle School, and Cardinal Elementary — all named Washington Family Top Schools for 2026. The Rosslyn–Ballston corridor feeds primarily into Washington-Liberty High School.
Life here
Ballston Quarter anchors shopping, dining, and entertainment. Clarendon’s restaurant and bar scene is the corridor’s social core. The whole strip is built for walking — Ballston–Virginia Square posts a Walk Score of 92. Theodore Roosevelt Island, the Custis Trail, and the Potomac waterfront put green space and running routes minutes from every station.
Where it is
Solomia’s take
Arlington condos are where I see the smartest first-time buys in the region — but condo purchases live and die on building health. HOA reserves, pending assessments, rental caps, litigation: I read the docs like an underwriter so you don’t inherit someone else’s special assessment. The right building here appreciates like Rosslyn just did; the wrong one sits. I’ll tell you which is which before you fall in love with the view.

Market figures reflect data available October 2026 (Homes.com; Redfin; Realtor.com; Northern Virginia Magazine, Oct 2026) and move with the market. School ratings are point-in-time (Stacker, SchoolDigger, Washington Family 2026) and change year to year — always verify assigned schools for a specific address with Arlington Public Schools.
