The vibe

Crofton is a planned community established in 1964, built around the Crofton Country Club golf course and the 3-mile Crofton Parkway loop that walkers, joggers, and cyclists use daily. Housing is mostly 1960s–70s colonials, split-levels, and townhomes in sections like Crofton Park, Crofton Meadows, and Walden, with infill townhome communities added later. The Village at Waugh Chapel (3 miles out) is the retail anchor — Target, Wegmans, 60+ stores, Regal IMAX. Crofton sits in the middle of a DC–Baltimore–Annapolis triangle; Fort Meade is a short drive away.

Homes & prices

The median runs about $470K–$500K on trailing measures — but recent MLS months ran much hotter: September 2026 showed ~$602K median sold in just 7 days at 100% of asking. Trailing figures are roughly flat year over year. The takeaway: the trailing average understates the current market.

Who it’s for

Buyers who want the DC–Baltimore–Annapolis triangle — optionality in every direction. Fort Meade commuters. Value buyers who want a planned community anchored by a new high school.

School information: School assignments, boundaries, programs and third-party ratings may change. Confirm current assignments and enrollment requirements directly with the school district for the specific property address. Admission to charter, magnet, immersion or other application-based programs is not guaranteed by purchasing a nearby home. Ratings reflect the named provider’s methodology and are only one factor to consider when evaluating a school.

Life here

The Village at Waugh Chapel handles retail and dining; Crofton Park and the Parkway loop cover daily exercise; the Bell Branch Athletic Complex, library, and the annual Armed Forces Day parade round out community life.

Solomia’s take

Crofton’s trailing numbers don’t tell the current story — the last few MLS months have been dramatically hotter. The new high school is the anchor that changed this market. If you’re buying here, we price off the recent months, not the trailing average.
