The vibe

Federal-style rowhouses on tree-lined streets, just east of Capitol Hill — the same architecture, not yet the same polish. Residents describe it as walkable (“we walk everywhere”), with Eastern Market a short stroll west, The Roost food hall, The Pretzel Bakery, and Trusty’s happy-hour institution. The beloved odd landmark: Congressional Cemetery (1807, 35 acres) — guided tours, a Cherry Blossom 5K, holiday market, and off-leash dog Sundays locals call one of the city’s best dog parks. Hill staffers, first-time buyers, and dog owners are moving in fast.

Homes & prices

The median sold price is near ~$850K, up roughly 5% year over year. Rowhouses and townhouses — the dominant product — run ~$875K; mid-century garden-apartment condo conversions are the entry (~$300K–$574K); detached single-family runs $1.2M–$1.43M. About 3–4 months of supply — room to breathe by DC standards, for now.

Who it’s for

First-time buyers get Capitol Hill rowhouse living at a discount, with the District’s biggest development catalyst breaking ground next door. The trajectory is the thesis — verify school programs by address, as many buyers use charters or private options.

Getting around

Excellent for the price point: two Metro stations — Stadium-Armory and Potomac Avenue (Blue/Orange/Silver). Downtown DC runs 15–20 minutes by Metro; parking is easy by DC standards; bus lines 34, 36, 96, 97, B2, C40, and D6 fill the gaps.

Schools

An honest note: assigned-school ratings here are modest and unverified — Eastern High School (“The Pride of Capitol Hill,” est. 1890), Elliott-Hine Middle, Payne Elementary, and the Capitol Hill Cluster. We don’t quote ratings we can’t verify. Hill East is not currently a schools-driven buy — price the commute, the rowhouses, and the catalyst instead.

Life here

The $3.7B RFK/Commanders redevelopment — 180 acres of mixed-use with the new stadium, 6,000 housing units, retail, hotels, and public space — is the biggest catalyst in the District: construction set to begin in 2026, stadium opening planned for 2030, build-out through the 2030s. Watkins Recreation Center fields, community gardens, and Safeway + Harris Teeter on the western edge cover daily life.

Where it is

Solomia’s take

Hill East is the 2026 buyer’s version of what NoMa was five years ago: buy the trajectory. Rowhouse living with two Metro stops and Eastern Market on foot, at a meaningful discount to Capitol Hill proper — plus a $3.7B catalyst breaking ground next door. Price the schools honestly, price the commute and the catalyst, and it sells itself.
