Middleburg
America’s horse country — equestrian estates, wine country, and the DMV’s only true estate market.
The vibe
Equestrian culture isn’t a hobby here, it’s the town’s identity — the Middleburg Hunt (est. 1906), foxhunting, steeplechase, and polo; the Kennedys weekend-rode here. The Salamander Resort (Sheila Johnson’s 340-acre Forbes Five-Star) anchors the luxury side, and the Middleburg AVA wine country — Boxwood, Greenhill, 50 West — lines Route 50. Historic Washington Street keeps its 18th-century village feel: galleries, antique shops, fine dining.
Homes & prices
Land is the asset: equestrian estates on 5–300+ acre parcels dominate the market narrative, with the median sold near $1.4M and the most expensive recorded sale at $15.5M. In-town historic homes line the village streets. Townhouses ($475K–$1.5M) are the only real entry under $1M, plus new luxury at the Residences at Salamander.
Who it’s for
Middleburg is for the equestrian community, remote and hybrid executives, second-home owners, and legacy buyers — anyone buying land, privacy, and heritage. It is not for daily DC commuters: be clear-eyed about the 1h20m+ drive before falling in love with a farm.
Getting around
No Metro. About 50 miles to DC via Route 50 — realistically 1h20m+ each way with traffic. The nearest Metro is Vienna (Orange Line), 30+ minutes’ drive away, then ~45 minutes downtown — not practical daily for most. Dulles Airport runs ~35 minutes. This is a remote/hybrid-worker, Dulles-corridor, or second-home market.
Schools
An honest note: public ratings are solid-not-elite, and many families choose private — Loudoun County Public Schools.
- Middleburg Community Charter (K–5) — GreatSchools 8/10 (charter = lottery admission)
- Banneker Elementary — GreatSchools 5/10
- Blue Ridge Middle — GreatSchools 7/10
- Loudoun Valley High — GreatSchools 8/10
Private options are a real part of the story: The Hill School, Foxcroft School, Middleburg Academy.
Life here
Salamander Resort — spa, equestrian center, Harriman’s dining, Gold Cup Wine Bar. Middleburg AVA tasting rooms dot Route 50. The National Sporting Library & Museum and Washington Street’s galleries and antique shops round out a village that has preserved its 18th-century character.
Where it is
Solomia’s take
Middleburg is the only true estate market in the DMV — buyers aren’t buying houses, they’re buying land, privacy, and heritage. Deals here are relationship-driven and often off-market, and conservation easements are common (they protect values, not threaten them). For the right buyer — remote executive, horse family, legacy buyer — nothing else in the region substitutes.
