Neighborhood guide · Northeast, Washington DC
NoMa
DC’s new-construction condo capital — modern living 15 minutes from downtown at prices central DC can’t touch.
The vibe
NoMa is DC’s new-construction story — glassy mid- and high-rises, a young-professional and Hill-staffer demographic, and a neighborhood still maturing, which is exactly the opportunity. Gallaudet University makes it one of the world’s most deaf-friendly neighborhoods, a genuinely distinctive cultural anchor, and the “NoMa in Color” mural festival left huge murals across facades and underpasses.
Homes & prices
Overwhelmingly condos in new mid- and high-rise buildings — the median sits near $797K (Jun–Aug 2026, down ~9% year over year), with typical 1–2BR units $500K–$900K and new 1BRs from the upper $400s. HOAs commonly run $500–900/mo. Very few single-family homes; some rowhouses on the Eckington/Truxton edges. At 52 median days on market, buyers have negotiating room.
Who it’s for
NoMa is for first-time buyers who want new construction within 15 minutes of downtown — and for investors, with strong rental demand. It’s less for schools-driven families (see below) and for buyers who want an established, finished neighborhood feel today.
Getting around
NoMa-Gallaudet U (Red Line) sits right in the neighborhood, with Union Station one stop south. The Metropolitan Branch Trail connects NoMa to Silver Spring by bike. Downtown DC runs ~10–15 minutes by Metro, and Union Station puts Amtrak, MARC, and VRE at your door.
Schools
School assignments depend on the property address. Use the DCPS boundary locator to confirm assigned schools for any specific address, and review current school profiles directly. Charter and application-based schools have separate admissions; proximity does not guarantee a seat.
Life here
The Union Market District is the neighborhood’s living room — a 40+ vendor food hall plus La Cosecha next door. The REI flagship sits in the historic Uline Arena (where the Beatles played their first US concert). Dining runs serious for a young neighborhood: Michelin-starred Masseria, O-Ku sushi, Red Bear Brewing — plus the Angelika cinema and the National Postal Museum.
Where it is
Solomia’s take
NoMa is the best value for new-construction living within 15 minutes of downtown — and the 2026 softness (down ~9% year over year, 52 days on market) means buyers finally have leverage they haven’t had in years. Buy the trajectory, not just the unit: every year this neighborhood gets more complete.
