Neighborhood guide · Ward 3, Washington DC
The Palisades
A small town in a big city — village main street, a 9/10 elementary, and the Potomac at the end of the block.
The vibe
Residents call it “a small town in a big city,” and the description sticks. MacArthur Boulevard is a genuine village main street — independent restaurants like Black Salt (seafood market + high-end dining), Makoto (traditional Japanese tasting menu), Et Voila! and Bistro Aracosia (Afghan). The 1940s Art Deco MacArthur Theater still anchors the strip, now as a CVS. There’s a year-round Sunday farmers market, a Mayberry-style July 4th parade with kids on decorated bikes, and a nonprofit (Palisades Village) helping seniors age in place. Some of these bungalows have been in families’ hands for generations — neighborhood loyalty here runs fierce.
Homes & prices
The median sold price sits near ~$1.3M (down roughly 6% year over year), but that number undersells the dominant product: detached single-family homes — colonials, Craftsman, Cape Cods, and custom builds — typically $2M+, on mature tree-lined lots (median build year 1947). Townhouses run ~$1.23M; condos are scarce, with a 1959 mid-rise on MacArthur offering the only real sub-$300K entry. Current listings range $1.35M–$4.2M, with a balanced ~4.5–6 months of supply.
Who it’s for
Spring Valley’s quiet without Spring Valley’s price tag — riverfront weekends in exchange for Metro-at-the-door, in a tight-knit, civically engaged community (63% owner-occupied).
Getting around
No Metro in the neighborhood — the honest trade to name. The nearest station is Tenleytown-AU (Red Line), about 3 miles east; WMATA buses run MacArthur Boulevard. Downtown DC is ~5 miles, typically 30–35 minutes by car. This is a car-or-bus household by DC standards.
Schools
Key Elementary (PK–5) — GreatSchools 9/10 (verify current rating), one of DC’s highest-ranked elementaries and a genuine headline. Hardy Middle School (6–8) — GreatSchools 6/10 (verify current rating). MacArthur High School is the new Ward 3 high school (opened 2023) — no established rating yet, so we won’t quote one.
Life here
Fletcher’s Cove — kayaking, rowing, paddleboarding, and fishing on the Potomac — plus the C&O Canal towpath and Capital Crescent Trail at the neighborhood’s edge. Battery Kemble Park and the Palisades Rec Center (playground, splash pad, fitness) cover weekends close to home.
Where it is
Solomia’s take
The village-feel buy in Ward 3: a real main street, a 9/10 elementary, and the Potomac at the end of the block. For buyers who want the Spring Valley lifestyle at a relative discount — and who are fine trading Metro-at-the-door for riverfront weekends — the Palisades is the move. Just go in eyes open about the car dependence.
