Neighborhood guide · Montgomery County, Maryland
Potomac
Maryland’s #1-ranked schools and horse-country estates — large homes on sprawling lots, twenty minutes from the White House.
The vibe
Potomac is Montgomery County’s genteel giant — rolling fields, horse farms, and large homes on sprawling lots, with what Bethesda Magazine calls “the genteel, outdoorsy feel of horse country.” There’s no urban core here; the village centers handle daily life and everything else is space. It holds a rare double crown: Niche ranked Potomac #1 for public schools and #1 for raising a family in all of Maryland. (And yes — it’s also the setting of Bravo’s The Real Housewives of Potomac.)
Homes & prices
Single-family detached homes on large lots dominate — townhomes and condos are rare. Recent medians cluster around $1.2M–$1.4M (ZIP 20854), with detached medians near $1.44M and listing ranges stretching from under $300K to $8.75M at the luxury end. The median home runs about 3,366 square feet. Note: the 2026 market has softened slightly from 2025 — more inventory, longer days on market — which means opportunity for prepared buyers.
Who it’s for
Potomac is for families who put schools first and want room to spread out — and who don’t need a Metro station at the end of the street. If your priority list starts with education, land, and quiet, and you drive to work, few places in the region compete.
Getting around
An honest section: there’s no Metro station in Potomac. Off-peak driving to the White House takes about 24 minutes; rush hour is a different story — 45 to 60+ minutes downtown is realistic. Most commuters drive to Bethesda or Grosvenor Red Line stations and ride in from there. This is the trade-off for everything else Potomac offers — make it with eyes open.
Schools
Montgomery County Public Schools, at the very top of the state:
- Winston Churchill High School — Niche #2 public high school in Maryland; GreatSchools 10/10; average SAT 1390; 97% graduation rate
- Potomac schools average 9/10 on GreatSchools overall
- Niche 2025: #1 Places with the Best Public Schools in Maryland and #1 Best Places to Raise a Family in Maryland
Life here
Glenstone Museum — the world-renowned private museum of modern and contemporary art set in meadows and forest, free with advance reservation — is a genuine cultural landmark. Congressional Country Club (36 holes, 1997 U.S. Open host) anchors the golf scene. The C&O Canal towpath offers miles of hiking and biking, with Great Falls just across the river. Potomac Village (Falls & River roads) is the community retail heart.
Where it is
Solomia’s take
Potomac rewards buyers who do their homework — well and septic, lot usability, flood plain near the river corridors, and which streets feed Churchill versus the alternatives. With the market softening a touch, this is a moment where preparation beats competition: the right offer on the right street, backed by real diligence. That’s the work I do before we ever tour twice.
