McLean vs. Potomac at $2M:
same budget, two lives
Two names come up in almost every $2M conversation in this area, and they could hardly be more different. In McLean, $2M sits below the median. In Potomac, it sits above it. The house, the land, and the daily drive all change with that one fact.

The headline numbers
In McLean, the median sale price reached $2.25M in Q3 2026, up 14% vs. Q3 2025 (brokerage Q3 report). A $2M budget there is shopping below the median — competitive, and often a compromise on size, condition, or street.
In Potomac, recent medians cluster around $1.2M–$1.4M (ZIP 20854), with detached medians near $1.44M and listing ranges stretching to $8.75M at the top. Those are guide ranges, data available October 2026 — not a single quarter’s precision figure. A $2M budget there is shopping above the median, where the choice is about land, privacy, and condition rather than whether you can get in at all.
That is the whole comparison in one paragraph: in McLean you stretch for $2M, in Potomac $2M stretches for you.
What $2M buys
McLean is single-family estates on wooded lots, close to Tysons — but there is no real downtown to speak of, and the social infrastructure is clubs, schools, and dinner parties more than a main street. At $2M you are buying into that world at its entry point, and the trade-offs are usually lot size or updates.
Potomac is rolling fields, horse farms, and large homes on sprawling lots, with the Glenstone Museum set in meadows and forest as its signature landmark. Detached homes on large lots dominate; townhomes and condos are rare. At $2M you are buying space and quiet — a median Potomac home is around 3,366 sq ft (guide ranges, data available October 2026).
The commute
McLean is about 17 minutes’ drive to downtown DC, and the Silver Line’s McLean station reaches Metro Center in about 28 minutes — though the station sits at the Tysons edge, and much of residential McLean is car-dependent.
Potomac is about 24 minutes’ drive to downtown DC, but rush hour is a different story: 45 to 60+ minutes downtown is realistic. Most Potomac commuters drive to Bethesda or Grosvenor Red Line stations and ride in from there. If your workday depends on a predictable arrival time, those seven off-peak minutes hide a much bigger rush-hour gap.
Schools
Both areas are known for their schools, and both carry the same caution: school assignments, boundaries, programs, and third-party ratings may change. Confirm current assignments and enrollment requirements directly with the school district for the specific property address.
- McLean: Langley High School — GreatSchools 10/10; average SAT 1370.
- Potomac: Winston Churchill High School — GreatSchools 10/10; average SAT 1390; 97% graduation rate.
On the published ratings alone there is no winner here. The difference is the school community around the house, and that is something to visit, not just read about.
The cash question
Cash matters at this tier, and McLean shows it: 40% of buyers paid cash in 22101, Jan–Aug 2026. A $2M offer in McLean is often competing against buyers who do not need financing at all, which changes how an offer should be written — proof of funds, timelines, and contingencies carry real weight. In Potomac, no public cash-share figure is printed here, because none is verified for this post; the same offer discipline applies, but the numbers behind it are not claimed.
So which one?
Choose McLean if the daily drive and Metro access matter most, and you are comfortable stretching at $2M for a smaller or less-updated entry into an estate neighborhood ten minutes from Tysons.
Choose Potomac if land, quiet, and space matter most, and you would rather let $2M buy above the median — accepting a longer, less predictable rush-hour commute in return.
