Ashburn
Loudoun County’s family engine — master-planned communities, top-ranked schools, and the Silver Line’s western end.
The vibe
Ashburn was farmland until the early 1980s — today it’s nicknamed “Data Center Alley,” the world’s densest hub of data centers, with a huge share of global internet traffic flowing through its servers. That tech footprint anchors a massive, stable job base. The residential side is pure master-planned suburbia: Broadlands, Brambleton, Ashburn Farm, One Loudoun, and Stone Ridge, each with its own town center, pools, trails, and community calendar.
Homes & prices
The median sold price sits near $685K (mid-2026), in one of the region’s most competitive markets: about 20 days on market, two-thirds of homes selling above asking, at an average of 101% of list. New construction townhomes and condos start around $575K–$650K; luxury single-family runs $1.5M–$1.8M+; the bulk of active inventory sits between $650K and $1.2M. Come with your best offer — this market doesn’t negotiate down.
Who it’s for
Ashburn is for families who want top schools, new construction, and community amenities at a relative value — tech professionals working the Dulles corridor, first-time buyers stepping up to townhomes, and anyone who’ll trade commute time for space. If your job is remote or along the Silver Line, the math gets very attractive.
Getting around
Two Silver Line stations — Loudoun Gateway and Ashburn (the end of the line) — offer direct service downtown, about 55–65 minutes to Metro Center. Driving runs 45–55 minutes off-peak but stretches to 70–90 minutes in rush hour — the honest number to plan around. Dulles Airport is about 10 minutes away, and the 45-mile W&OD Trail runs through town for cyclists.
Schools
Loudoun County Public Schools, among Virginia’s best:
- Independence High School — ranked 8th of 328 Virginia high schools, 5-star (SchoolDigger)
- Briar Woods High School — ranked 13th of 328, 5-star; Niche grade A; GreatSchools 9/10; average SAT 1300
- Stone Bridge High School — ranked 52nd of 328, 4-star (SchoolDigger)
Elementary standouts like Madison’s Trust, Waxpool, and Mill Run all rank among Virginia’s top 62.
Life here
One Loudoun is the walkable downtown — Alamo Drafthouse, ice skating, rooftop bars, shops, and dining. Brambleton Town Center brings concerts, farmers markets, and community pools. Topgolf Ashburn, the Ashburn Ice House, and Algonkian Regional Park (Potomac riverfront, golf, boat launch) cover weekends; a thriving craft brewery scene (Old Ox, Lost Rhino) and Loudoun wine country sit minutes west.
Where it is
Solomia’s take
Ashburn is where I send buyers who are done losing bidding wars closer in. You get more house, newer construction, and genuinely excellent schools — the trade is the commute, and I’m upfront about that from the first call. In a market where two-thirds of homes sell above asking, offer strategy is everything. That’s where I earn my fee.
