Neighborhood guide · Fairfax County, Virginia
Herndon
Small-town downtown, big-tech paychecks — historic Herndon at the heart of the Dulles corridor.
The vibe
Herndon is the rare Fairfax County town with a genuine small-town center — the 19th-century depot (now a museum), Arts Herndon, and the walkable Elden Street corridor — sitting in the middle of one of the country’s densest tech corridors. Cloud computing, cybersecurity, and satellite/aerospace companies cluster along the Toll Road, drawn by Dulles Airport three miles away. The result: a town where the downtown feels like 1950 and the paychecks feel like 2026.
Homes & prices
The median near $652K (Aug 2026, Redfin, +0.9% year over year) — and at $333/sq ft, Herndon runs about $36/sq ft less than neighboring Reston, which is the value story on this stretch of the Silver Line. Townhouses list around $565K (examples $469K–$615K) and move fast — about 10 days, ~3 offers. Single-family homes run roughly $735K to $1.05M+.
Who it’s for
Herndon is for tech-corridor buyers who want value without giving up the commute — Dulles-area professionals, first-time buyers priced out of Reston, and anyone who wants a real downtown with their suburb. It’s less for buyers who need top-tier schools everywhere (see below) and for anyone who wants Metro at their door in under 40 minutes.
Getting around
The Herndon station (Silver Line, opened November 2022) is the game-changer — about 45 minutes to downtown DC, with Fairfax Connector buses feeding the station. The Dulles Toll Road and Route 7 are the commuter arteries. And for weekends: the 45-mile W&OD Trail runs right through town.
Schools
An honest note: school quality varies sharply by zip code here — Fairfax County Public Schools.
- Herndon High School — Niche grade B; GreatSchools 2–3/10 (20170)
- Navy Elementary School — GreatSchools 10/10 (20171)
- Oakton High School — GreatSchools 9/10 (20171 feeders)
The 20170 vs. 20171 split is real — some Herndon addresses feed excellent schools, others don’t. Always verify assigned schools for a specific address.
Life here
The historic downtown is the heart — the Depot museum, Jimmy’s Old Town Tavern, Aslin Beer Company. Frying Pan Farm Park (a working 1920s–50s farm) and 58-acre Runnymede Park cover nature; the Herndon Farmers’ Market runs May through December.
Where it is
Solomia’s take
Herndon is the best value on the Silver Line’s western stretch — Reston’s neighbor at a meaningful discount, with a downtown Reston doesn’t have. The school-by-zip split is the thing to get right: the same town, two different school stories. I map the feeders before we tour, so the price you pay matches the schools you get.
