Neighborhood guide · Gaithersburg, Maryland
Kentlands
Front porches, narrow streets, and a walkable downtown — the community that launched New Urbanism in America.
The vibe
Kentlands isn’t a neighborhood so much as an idea, built. In 1988, planners Andrés Duany and Elizabeth Plater-Zyberk — the team behind Seaside, Florida — designed America’s first non-resort New Urbanist community on the old Otis Beall Kent farm: narrow streets, alley garages, front porches meant for neighbors, and a real commercial downtown on foot. Nearly four decades on, it’s one of the most studied and successful models of walkable suburban design in the country — and it genuinely feels like a small town that happens to sit in Gaithersburg.
Homes & prices
The median near $690K–$725K (2026, Homes.com, +6–11% year over year) covers about 1,800 homes across 12 sub-districts. Single-family homes run roughly $940K–$950K; townhouses $693K–$723K; condos $455K–$487K, with one-bedrooms from the low $300s. It’s a seller’s market — about two months of supply and homes averaging just 21 days on the market.
Who it’s for
Kentlands is for buyers who want community by design — families who’ll use the pool and the pocket parks, walkers who want coffee and dinner without the car, and design-minded buyers who appreciate what this place represents. It’s less for Metro-dependent commuters (see below) and for anyone who wants acreage and privacy.
Getting around
An honest note: there’s no Metro station in Kentlands itself. Most commuters drive to the Shady Grove Red Line station (~33 minutes to Metro Center) or use the Metropolitan Grove MARC station on the Brunswick Line, which has free surface parking. The drive to downtown DC runs about 39 minutes off-peak.
Schools
Strong public schools are a genuine Kentlands draw — Montgomery County Public Schools.
- Rachel Carson Elementary School — GreatSchools 9/10; Niche grade A; 2012 National Blue Ribbon School; located inside the community
- Thurgood Marshall Elementary School — GreatSchools 7/10; Niche grade A−
- Lakelands Park Middle School and Quince Orchard High School nearby
Always verify assigned schools for a specific address — Kentlands spans the Quince Orchard cluster.
Life here
Kentlands Market Square is the walkable downtown — restaurants, shops, and offices on Main Street. The Kentlands Mansion and Arts Barn host concerts, exhibitions, and the community’s beloved events calendar (walking tours, the annual 5K, the Musica Viva concert series). And the setting delivers: lakes, pocket parks, and some 95 acres of open space — over a quarter of the community.
Where it is
Solomia’s take
Kentlands sells a lifestyle you can’t get anywhere else in Montgomery County — and buyers pay a real premium for it versus the subdivisions around it. The question isn’t whether the community is special (it is); it’s whether the commute math works for your life. I run the real door-to-door numbers with every Kentlands buyer before we fall in love with the porches.
