Logan Circle
Victorian rowhouses around a historic circle — 14th Street’s restaurant row, and one of DC’s great comeback stories.
The vibe
Logan Circle has lived several lives: early home of Washington’s elite, jazz mecca, commercial hub, then blighted in the late 20th century — and now one of the city’s most sought-after Victorian rowhouse neighborhoods. The 14th Street revival and spillover from Dupont Circle rebuilt it block by block. The circle green itself is the social heart: bocce and croquet, coffee from Peregrine Espresso, parades and neighborhood events.
Homes & prices
The median near $787K (Aug 2026, Redfin, +6.7% year over year) blends two very different markets. Victorian rowhouses — the historic core — run from about $1.3M for a classic 3-bedroom to $3.8M+ for luxury listings. Condos offer the entry point: studios from the low $200s, one-bedrooms near $315K, in everything from converted Victorians to mid-rise redevelopments. Homes sell at about 98% of list after roughly 57 days.
Who it’s for
Logan Circle is for buyers who want historic character and walkable city life — professionals who live on 14th Street’s restaurant row, rowhouse romantics who’ll trade square footage for turrets and bay windows, and condo buyers priced out of Dupont. It’s not for school-driven buyers (see below) or anyone who needs a dedicated Metro stop at their door.
Getting around
There’s no Metrorail station in Logan Circle proper — but three are an easy walk: McPherson Square (Blue/Orange/Silver) to the south, Mt Vernon Square (Green/Yellow) to the east, and Farragut North (Red) to the west, all roughly 8 minutes or less on foot depending on the block.
Schools
An honest note: schools are a consideration here, not the draw.
- Garrison Elementary School — Niche grade B+; PK–5 at 13th & S
- Ross Elementary School (nearby in Dupont) — Tier 1, ranked DC’s top elementary by U.S. News
The middle-school feeder is widely regarded as weaker — many Logan Circle families use charters or private schools after elementary. Verify boundaries for a specific address.
Life here
The 14th Street corridor is the dining and nightlife spine — “restaurant row.” The Studio Theatre anchors the arts scene; Whole Foods and the Logan Circle farmers market cover daily life. The circle green hosts everything from morning coffee crowds to evening bocce.
Where it is
Solomia’s take
Logan Circle is a block-by-block market. The Victorians on the circle-facing streets and the condos three blocks east are different investments with different trajectories — and the Metro-station math changes with every block. I walk every listing’s exact location with my buyers before we talk price, because here, the map is the strategy.
