Neighborhood guide · Washington, DC
Petworth
Wardman rowhouses with deep porches, a resurgent Georgia Avenue, and some of DC’s best first-time buyer value.
The vibe
Petworth takes its name from Colonel John Tayloe III’s country estate — he named it for the town in West Sussex, England, and planned to raise thoroughbred racehorses on 200+ acres. The estate was sold to developers in 1889, and the result is one of DC’s great streetcar suburbs: Wardman-style brick rowhouses with deep front porches, tree-lined streets, and a Georgia Avenue corridor that’s been resurging for a decade. It was also one of the first neighborhoods Black families moved to after desegregation — a history the community still honors.
Homes & prices
The median near $765K (summer 2026, Redfin data) — real value for central DC. The Wardman rowhouses dominate: "tweeners" (gradually renovated by owners) run $600K–$700K; fully renovated rowhouses go from the mid-$700Ks to the low $900Ks; condos run $300K–$700K. A beloved local pattern: many homeowners rent their English-basement ADUs to offset the mortgage.
Who it’s for
Petworth is for first-time buyers who want a real DC neighborhood — porch culture, a Metro stop, and rowhouses with character — without the Logan Circle price tag. It’s also a strong play for house-hackers (that English basement). It’s less for school-driven buyers (see below).
Getting around
The Georgia Ave–Petworth station (Green/Yellow) puts downtown about 15–20 minutes away. Express buses run down Georgia Avenue, S-line buses serve 16th Street, and the Rock Creek Park adjacency makes Petworth a cycling favorite.
Schools
An honest note: schools are a consideration here, not the draw — the same pattern as Shaw and H Street.
- Bruce-Monroe Elementary @ Park View — Niche grade B+
- Dorothy Heights Elementary — Niche grade B+
- Truesdell Elementary — Niche grade B−
- Washington Latin PCS (charter, nearby) — GreatSchools 9/10; Niche A+
Elementary options are B-range; many Petworth families use charters like Washington Latin. Verify boundaries for a specific address.
Life here
Georgia Avenue is the dining and nightlife spine, still resurgent; Upshur Street is the beloved commercial strip of independent diners and shops. The Petworth Community Market (seasonal farmers market) and Petworth Porchfest — live music on front porches and sidewalks — are the community’s signature events. Sherman Circle and Grant Circle parks host picnics and festivals.
Where it is
Solomia’s take
Petworth is where I send first-time buyers who’ve been looking at Logan Circle listings and wincing — same Wardman bones, same Green/Yellow access, hundreds of thousands less. The "tweener" market is the sweet spot: buy the good bones, renovate over time, rent the basement. That’s how my Petworth buyers build equity from day one.
