Neighborhood guide · Stafford County, VA
Stafford
The I-95 corridor’s new-construction engine — master-planned communities, two VRE stations, and Potomac river parks.
The vibe
Stafford is Northern Virginia’s new-construction corridor. Embrey Mill is the flagship: an 831-acre master plan (285 acres preserved green space) with 1,800+ homes built since 2014, two pools, 15+ parks, ~10 miles of trails, the Jeff Rouse Swim & Sport Center, and a Publix-anchored Town Center. Older established neighborhoods (Aquia Harbour — a waterfront community on Aquia Creek; Garrisonville Estates; Park Ridge) mix with active builder communities and townhomes from the low $400s. Widewater State Park and Aquia Landing Park give Potomac River access; historic downtown Fredericksburg is ~15 minutes south.
Homes & prices
The median runs about $545K–$578K (Redfin/Long & Foster, summer 2026), up 4–5% year over year. Days on market are lengthening and supply sits near 2 months — still seller-leaning but recalibrating from the frenzy years. Townhomes from the low $400s remain the entry point.
Who it’s for
New-construction buyers — the builder pipeline here is genuinely large. Buyers priced out of closer-in NoVA who want space for the money. VRE and Express-lane commuters. Buyers connected to Quantico (16 miles south).
Getting around
Downtown DC is ~44–49 minutes off-peak (43 miles via I-95; rush hour routinely runs much longer; I-95 Express/HOT Lanes available). VRE Fredericksburg Line stations at Leeland Road and Brooke — the train to L’Enfant Plaza runs ~1h11m. OmniRide commuter buses and large commuter lots serve the corridor.
Schools
Mountain View High School (GreatSchools 8/10 — verify current rating) and Colonial Forge High School (6/10 — verify current rating); both earned “Distinguished” under Virginia’s School Performance and Support Framework (October 2026). Embrey Mill feeds Colonial Forge — verify assignment by address.
School information: School assignments, boundaries, programs and third-party ratings may change. Confirm current assignments and enrollment requirements directly with the school district for the specific property address. Admission to charter, magnet, immersion or other application-based programs is not guaranteed by purchasing a nearby home. Ratings reflect the named provider’s methodology and are only one factor to consider when evaluating a school.
Life here
Embrey Mill Town Center (Publix, opened 2025) and the Jeff Rouse Swim & Sport Center anchor daily life; Widewater State Park and Aquia Landing Park (Potomac river beach) cover weekends. Stafford Marketplace and the Courthouse Road corridor handle big-box retail.
Where it is
Solomia’s take
Stafford is NoVA’s affordability release valve with real new construction — but the commute is the whole strategy. VRE or Express lanes, planned around your schedule, is what makes the math work. Let’s run the numbers on builder incentives vs. resale before you pick a lane.
